Commercial exit and life-safety hardware

Panic Bar and Exit Device Service

Evaluate and repair selected rim, mortise and vertical-rod exit-device problems, outside trim, cylinders, strikes, closers and door alignment while preserving required egress.

Call first with the door and hardware problem. Full-door photos and visible manufacturer labels may be requested before dispatch.

Panic bars and exit hardware

Exit-device problems involve more than the push bar

The device must release from the inside, align with the strike and relatch reliably without creating an unsafe or noncompliant opening.

Rim exit devices

Surface-mounted latch and strike systems commonly used on single doors and pairs with removable mullions.

Mortise exit devices

Push hardware operating a mortise lock body inside the door edge.

Vertical-rod devices

Top and/or bottom latching systems whose rods, latches and alignment must work together.

Outside trim and cylinders

Keyed levers, pulls, thumbpieces, rim or mortise cylinders and trim linked to the exit device.

Dogging and hold-open issues

Evaluate mechanical dogging, worn components and whether hold-open operation is permitted for the opening.

Closer, strike and door alignment

Reliable relatching depends on door movement, closer force, frame alignment and the correct strike relationship.

Diagnose before replacing

Common exit-device symptoms

A symptom points to a group of components; it does not identify the failed part by itself.

SymptomLikely checks
Bar pushes but door will not openLatch retraction, rods, internal mechanism, strike pressure, door sag and binding.
Door opens but will not relatchCloser speed/force, strike alignment, latch condition, dogging and door/frame movement.
Outside key turns but does nothingCylinder cam/tailpiece, trim linkage, lockout function, wrong cylinder or broken internal parts.
Lever remains locked or looseOutside trim function, spindle, clutch, springs, fasteners and device compatibility.
Bar will not stay doggedDogging mechanism, key/tool, internal wear and whether dogging is allowed on that opening.
Door slams or does not closeCloser adjustment, leaking closer, hinge condition, wind/pressure and device/strike drag.
Egress first

Life-safety limitations must remain visible

Commercial pressure to “just keep people out” cannot justify defeating required exit.

Service should preserve

  • Free egress from the occupied side when required
  • Correct latch engagement and door closing
  • Listed and compatible replacement components
  • Fire-door function where the opening is rated
  • Appropriate outside-trim and cylinder function
  • No improvised chains, screws or blocks that prevent exit
  • Coordination with the authority having jurisdiction when required

Do not block, chain or screw a required exit device shut.

Call the fire department or authority having jurisdiction for immediate code questions. Locksmith service can repair hardware but does not override life-safety requirements.

Hardware-specific request

Information needed for a panic-bar quote

Model labels and full-door photos often determine whether a first trip can include the correct parts.

1

Photograph the full opening

Show inside push hardware, outside trim, frame, strike, closer and any paired door or mullion.

2

Capture manufacturer labels

Photograph end caps, faceplates, lock bodies, trim and closer labels without removing life-safety hardware unnecessarily.

3

Describe the exact failure

Will not open, will not latch, outside key does nothing, bar will not reset, door slams or other behavior.

4

Confirm the building use and authorization

Identify the business, authorized contact, whether the opening is an exit and any fire-rated or access-control information.

5

Approve inspection versus repair scope

Unknown or obsolete hardware may require a diagnostic visit before parts can be quoted accurately.

Clear answers

Questions customers ask before booking

Can you repair a panic bar that will not latch?

Selected latching problems can be serviced after checking the exit device, strike, door alignment, closer and dogging status. A failed part or damaged door may require replacement or another trade.

Can a panic bar be disabled so the door stays locked?

Required egress hardware must not be disabled in a way that prevents lawful exit. The access problem should be corrected while preserving the opening’s required life-safety function.

What is the difference between a panic bar and an exit device?

The terms are commonly used together. “Panic hardware” has specific code and listing applications, while “exit device” can refer more broadly to push-operated egress hardware. The existing label and opening requirements matter.

Can you change the outside key cylinder or trim?

Often, if compatible parts are available. The cylinder, rim cylinder, mortise cylinder, lever, pull, thumbpiece or other trim must match the exit-device series and function.

Do you adjust door closers with panic bars?

Selected closer speed and latching adjustments can be evaluated with the exit device and strike. Leaking, damaged or incorrectly sized closers may require replacement.

Have the door, hardware and authorization details ready when you call.

Photos of the lock, door edge, strike, panic device or closer help identify the correct scope and parts. Include billing or vendor requirements at the start.
